Stop Billing Utilities From Spreadsheets
ZujajFlow reads your electricity, water, gas and AC cooling sub-meters automatically, turns the intervals into consumption and cost you can defend, bills the tenant, takes the payment online, and tells a technician the moment something breaks.
Why Nobody Can Explain the Utility Bill
The authority — DEWA, ADDC, SEWA, FEWA — bills you one consolidated figure at the main incomer. Everything below it is yours to apportion. A campus or mixed-use tower can carry thousands of electricity, water and cooling sub-meters, and in most buildings that entire submetering estate is still read by hand.
So a technician walks the risers with a clipboard once a month. The numbers land in a spreadsheet. Finance divides the shortfall across tenants by floor area because nobody can prove who actually used what. The gap between what you were supplied and what you managed to recharge quietly becomes the landlord’s loss — every month, in a number nobody measures.
And the things that should raise an alarm never do. The chiller that ran all night. The meter that has reported the same reading since March. The tenant whose water consumption tripled after a leak. By the time the spreadsheet is finished, the month is already over and none of it is recoverable.
One platform, two editions
The same metering engine, on both sides of the meter
Operators get the analytics and billing control room. Tenants get a self-service portal for their own consumption, bills and payments. Deploy either on its own, or run both together so a tenant query and the data behind it live in the same system.
For landlords, campuses & FM teams
Every sub-meter in your portfolio, read automatically and rolled up to the campus, building, floor or unit that consumed it. Instead of a month-end reconciliation exercise, you get a live picture of consumption, cost and loss — and an alert the day a meter stops behaving, not six weeks later when the bill is disputed.
- Recovery billing that traces every kWh and m³ to a unit
- Stalled meters and impossible spikes flagged the same day
- Eight meter categories in one hierarchy
- Scheduled reports that arrive without anyone running them
For occupants, residents & unit holders
A tenant who can see their own consumption stops calling to argue about it. ZujajFlow gives every unit holder their water, electricity and AC usage, an itemised bill showing the meter readings behind the charge, a way to pay it online, and a service request that reaches a technician with the meter and unit already attached.
- Water, electricity and AC cooling in one view
- Bills that show the readings, not just the amount
- Pay online, with receipts issued automatically
- Report a leak or cooling fault straight to a technician

How it works
From the riser to the invoice
Connect
ZujajFlow reads from the BMS head-ends, gateways and AMR systems you already run — Tridium Niagara / JACE, BACnet/IP, KNX, MQTT and Azure IoT Hub. No rip-and-replace of a working metering estate.
Validate
Every interval is checked before it counts. Stalled registers, reversed readings, impossible spikes and missed collections are caught and flagged, not silently averaged away.
Analyse
Clean readings roll up through the campus, building, floor and unit hierarchy, and are priced against your tariffs to give consumption, cost and carbon per space.
Bill & Alert
Tenants receive an itemised bill and pay online. Technicians receive the faults. Managers receive the scheduled report. Nobody has to open a spreadsheet.
Operator Edition — Key Features
Meter data management, analytics and recovery billing in one platform
Automated Meter Data Collection
Interval readings pulled automatically across eight meter categories — electricity, cold and hot water, gas, AC cooling, heating, solar and sewerage. ZujajFlow polls your Tridium Niagara / JACE controllers over their own REST API on a 15-minute cycle, and also connects over BACnet/IP, KNX, MQTT and Azure IoT Hub.
Campus → Unit Hierarchy
Location, building, floor and unit structure so every reading rolls up to the space, department or tenant that consumed it. Group buildings into bands for portfolio-level reporting.
Consumption Analytics Library
Trend, benchmark, peak demand, Pareto, treemap, load type, meter ranking, Sankey flow and weather correlation — ready-built, not a blank BI canvas you have to configure.
Tariffs, Recovery Billing & Carbon
Slab, flat and time-of-use tariffs. Recharge shared and landlord-supply cost across tenants, set reduction targets, and report the carbon equivalent of every kWh.
Consumption Forecasting
Day-ahead and intra-day forecasts built from your own interval history using SSA time-series models, each with a 95% confidence band — so budget and peak planning start from a projection rather than last year plus ten percent.
Scheduled Reports by Email
Daily, weekly and monthly reports delivered automatically to the people who need them, with a delivery log so you can prove the report actually went out.
Role-Based Access Control
Granular permissions down to the individual screen. A contractor, a department head and a tenant administrator each sign in to the same platform and see only their own portfolio.
Lobby Displays & Public Dashboards
Rotating consumption dashboards for building lobbies and operations rooms — turning sustainability performance into something occupants can actually see.
Urbanise Property Sync
Already running Urbanise? Validate your credentials and sync tenants and properties straight across. Your unit and tenant register does not have to be re-keyed into yet another system.
VAT & Tax Rates
Tax rates held as master data with codes, effective dates and an active set, so VAT lands consistently on every invoice instead of living in a spreadsheet formula somebody has to remember.
Extra Charges, Versioned
Standing charges, service fees and penalties configured per tenant beyond consumption — versioned when they change and disabled rather than deleted, so an invoice raised two years ago still explains itself.
Green Bands That Reward Efficiency
Set a consumption limit per unit type and utility with a discount percentage for staying under it. Tenants who use less genuinely pay less, applied at billing rather than promised in a newsletter.
Tenant Edition — Self-Service & Online Payment
Fewer billing disputes, faster collection, and issues that reach a technician before they reach a complaint
Water, Power & AC in One View
Each tenant sees their own water, electricity and AC cooling consumption for the current period, with history to compare against previous months.
Itemised Bills
A bill that shows the opening and closing meter reading, the units consumed, the tariff applied and the resulting charge — so the number can be checked rather than argued about.
Pay Online
Tenants settle utility bills by card or bank transfer through Network International, Stripe or PayPal, and keep a full payment history. Receipts are issued automatically and the balance updates immediately.
Raise a Service Request
Report a leak, a cooling fault or a suspect bill directly from the consumption screen, with the meter and unit already attached to the ticket.
Technician Notifications
Meter faults, missed reads, abnormal consumption and new tenant requests are pushed to the responsible technician automatically — assigned, tracked and closed out in the same system.
Mobile-First, Arabic & English
Built for the phone the tenant actually has in their hand, with full right-to-left Arabic support alongside English.
Finance Operations, Not Just Invoices
Most metering tools stop at generating a bill. Utility revenue breaks down in the month that follows — the cash payment nobody recorded, the tenant who paid twice, the refund that never made it back to the invoice. ZujajFlow handles the accounting that comes after the meter.
Where utility revenue actually leaks
It is rarely the meter. It is the cash payment nobody logged, the tenant who paid the same invoice twice, the refund that never made it back against the charge, and the AED 84 short on an invoice that everyone assumed was settled. ZujajFlow closes the month with the exceptions already found and attributable.
- Daily reconciliation flags every mismatch above tolerance
- Cash, card, bank transfer & auto-debit in one ledger
- Advance payments, credit balances & overpayments handled
- Refunds, chargebacks & duplicates caught, not chased
-
Card, Bank Transfer & Auto-Debit
Tenants pay by card or bank transfer through Network International, Stripe or PayPal. Cash, auto-debit and manual transfers are recorded in the same ledger, so every rail settles into one balance.
-
Cash Collection & Receipts
Front-desk cash payments are captured with an automatically generated receipt, so offline collection never lives outside the system in a drawer or a separate book.
-
Advance Payments & Credit Balances
Take payment ahead of the bill, hold it as a customer credit balance, and apply it against invoices as they are raised. Overpayments become credit rather than a dispute.
-
Daily Reconciliation
A daily reconciliation run matches invoices against payments and flags every mismatch above your tolerance — a dated discrepancy list showing exactly which invoice is short, by how much, with an alert when the gap needs attention.
-
Reversals, Refunds & Chargebacks
Reverse a payment, issue a refund or absorb a bank chargeback, with the adjustment written back against the original invoice instead of being patched in a spreadsheet.
-
Duplicate & Failed Payment Handling
Detect duplicate payments across any date range, recover failed transactions, and clear gateway attempts that timed out before the money moved.
-
Overdue Invoices & Penalties
Surface everything past due at any ageing threshold and calculate late-payment penalties against your own rules — reviewed before they are applied, not after the tenant complains.
-
Manual Adjustments, Fully Audited
Split payments, currency-exchange differences and manual corrections are all supported — and every one of them is attributable, dated and reportable when finance asks who changed what.
The Fault Reaches a Technician, Not a Spreadsheet
A meter that has been running a constant flow for three nights is a leak, and every hour it keeps running is water you have already paid the authority for. ZujajFlow finds it in the data, raises the ticket itself, and puts it in a technician’s hand — before anyone downstairs notices a damp wall.
From anomaly to assigned ticket, automatically
Nine fault types are detected straight from the meter data — leaks, spikes, backflow, dead meters, threshold breaches, communication loss, and voltage, power-factor and frequency faults on the electrical side. A critical anomaly raises a critical ticket on its own, with the meter, the unit and the readings already attached, so the technician arrives knowing what they are walking into.
- Tickets created automatically from detected faults
- Mobile app for technicians in the field
- Push, SMS and email — alerts reach people, not dashboards
- Escalation levels when a ticket goes stale
-
Leak Detection
A meter holding a continuous flow above your minimum rate for three days running — both thresholds configurable — is raised as a critical leak, with the average flow and the threshold it breached recorded alongside it.
-
Nine Fault Types, Not One Alarm
Leak, spike, backflow, zero consumption, threshold breach, communication loss, voltage anomaly, power-factor anomaly and frequency deviation — each with its own severity, so a dead meter and a failing supply are not the same ticket.
-
Tickets Raised by the System
A detected fault becomes a ticket on its own, carrying the meter, the unit, the customer and the anomaly that caused it. Critical severity opens at critical priority. Nobody has to notice an email first.
-
Technician Mobile App
Technicians pick up assigned work in the field, see the meter history behind the fault, and close the job where they are standing — instead of carrying notes back to a desk and typing them in the next morning.
-
Push, SMS & Email
Alerts go out over mobile push, SMS and email rather than waiting on a dashboard nobody has open at 11pm. Critical faults reach whoever is actually on call.
-
Escalation When Work Stalls
Every ticket carries an escalation level and a due date. Work that sits untouched climbs the levels instead of quietly ageing at the bottom of a list.
-
Photos, Comments & Resolution Notes
Attachments and a comment thread on every ticket, with a written resolution on close — so a recurring fault has a history rather than a shrug.
-
Meter Replacements, Attributed & Verified
A meter swap records the final and initial readings, the reason, the technician who did it and a separate verification step — so billing continuity survives the change and the numbers can be defended later.
ZujajFlow runs in production at one of the UAE’s largest education institutions and at one of the UAE’s largest driving-school networks — across university campuses, training centres, workshops and residential accommodation.
Why Operators Choose ZujajFlow
Built for Gulf portfolios, where cooling costs as much as power and tenant recovery billing is the whole point
Recover What You Supply
Close the gap between the consolidated authority bill and what actually gets recharged to tenants. Every kWh and every cubic metre traced to the unit that used it.
End Manual Meter Rounds
No clipboards, no transcription errors, no month-end scramble. Readings arrive on their own and billing runs from data that was never retyped.
Evidence for Net-Zero Targets
Interval-level consumption history, carbon reporting and reduction targets give sustainability commitments the measured baseline they need.
ZujajFlow pairs naturally with our Facility Management platform — a metering anomaly becomes a work order, and the technician who fixes it closes the loop in the same estate. For portfolio-wide reporting beyond utilities, see our data analytics services.
Frequently Asked Questions
What is ZujajFlow?
ZujajFlow is a smart metering and utility billing platform covering eight meter categories — electricity, cold and hot water, gas, AC cooling, heating, solar and sewerage. It collects sub-meter readings automatically, turns them into consumption and cost analytics, bills tenants for what they used, accepts payment online, and alerts technicians when a meter or a utility develops a fault.
How is ZujajFlow different from an AMR system?
An automatic meter reading (AMR) system gets the numbers off the meter. That is where it stops. ZujajFlow takes those readings and does the work that actually costs you money if it goes wrong — validating them, rolling them up through your building hierarchy, pricing them against your tariffs, producing a defensible tenant bill, collecting the payment and raising the fault. If you already have AMR, ZujajFlow sits on top of it rather than replacing it.
Which meters and utilities does ZujajFlow support?
Eight categories: electricity, cold and hot water, gas, AC cooling, heating, solar and sewerage. Cooling and heating are metered in BTU, which covers district-cooling chilled-water meters as well as standalone BTU meters. ZujajFlow is deliberately vendor-agnostic — it reads from the meters, gateways and head-end systems you already have rather than requiring you to replace your metering estate. Where meters are not yet connected, we scope the collection layer as part of the rollout.
Can ZujajFlow reconcile against the DEWA, ADDC or SEWA bill?
Yes, and this is usually the first thing operators want to see. ZujajFlow totals what your sub-meters recorded over the billing period and sets it against the authority’s consolidated figure at the incomer. The difference is your unbilled loss — common-area draw, landlord supply, meter faults or genuine leakage. Most operators have never had that number in front of them before.
Do we have to re-enter every unit and tenant to get started?
No, and this is usually the objection that stalls a metering project. If you run Urbanise, ZujajFlow validates your API credentials and syncs your tenants and properties directly. Otherwise there is bulk Excel import for tenants, units, meters and customers, with a separate validation pass so you see what is wrong with a sheet before any of it is committed. Building the register by hand is the last resort, not the starting point.
Does ZujajFlow integrate with our existing BMS or head-end?
Usually yes, and that is the normal way in. If your buildings run Tridium Niagara, ZujajFlow polls your JACE controllers over their REST API on a 15-minute cycle, with concurrency limits and circuit-breaking so a slow controller never stalls the collection run. It also connects over BACnet/IP, KNX, MQTT and Azure IoT Hub, and readings are stored against their OBIS codes, so registers keep their standard meaning rather than being flattened into a single number. Where a site exports readings as files or through an API instead, we ingest that route and validate every batch before it counts.
Can tenants pay their utility bills online?
Yes. The Tenant Edition portal shows an itemised bill with opening and closing readings, units consumed and the tariff applied, and tenants settle it online. Receipts are issued automatically and the payment history stays available to both the tenant and the operator.
How does billing reconciliation work?
ZujajFlow runs a daily reconciliation that matches invoices against payments received and flags every mismatch above your tolerance. You get a dated discrepancy list showing which invoice is short and by how much, with an alert when the gap warrants attention. Alongside it sits the exception handling that utility billing actually generates day to day — cash collection, advance payments and credit balances, overpayments, refunds and reversals, chargebacks, duplicate payments, and manual adjustments that stay attributable and auditable.
Which payment methods can tenants use?
Card and bank transfer through Network International, Stripe or PayPal, plus auto-debit for recurring collection. Cash taken at a front desk is recorded against the invoice with a generated receipt, so offline payments reconcile alongside online ones rather than sitting in a separate book.
How do technicians get notified about issues?
Automatically, and over the channel they will actually see. ZujajFlow detects nine fault types from the meter data itself — leak, spike, backflow, zero consumption, threshold breach, communication loss, and voltage, power-factor and frequency anomalies. A detected fault raises a ticket on its own, carrying the meter, unit, customer and the anomaly behind it, and a critical anomaly opens at critical priority. The alert goes out by mobile push, SMS or email, technicians work assigned tickets from the mobile app, and anything left sitting climbs an escalation level rather than ageing quietly at the bottom of a list.
How does ZujajFlow detect a water leak?
By watching flow rate rather than waiting for the monthly total. If a meter holds a continuous flow above your configured minimum rate for three consecutive days — both the day count and the flow threshold are yours to set — ZujajFlow raises it as a critical leak, recording the average flow observed and the threshold it breached. A genuine leak normally surfaces on a bill six weeks later, once the water is long gone; this catches it while it is still running and turns it into an assigned ticket the same day.
Can ZujajFlow be deployed on-premise?
Yes. ZujajFlow runs in the cloud or inside your own data centre — which matters for institutions and government-linked entities with data residency requirements, and for sites where the metering network is deliberately kept off the public internet.
How long does implementation take?
Where meters are already connected to an AMR or head-end system, the first building is typically live in 4–8 weeks. Sites that need new gateways, network coverage or meter replacement take longer — usually 3–6 months to full portfolio coverage. Most operators start with a pilot on one building and expand once the numbers are proven.
